Parking Demand Estimator

The Parking Demand Estimator is a free, web-based tool designed to help urban planners, architects, developers, and transportation engineers estimate parking needs for development projects. Whether you’re working on a mixed-use site, a hospital, school, residential complex, or office development, this tool allows for quick assessments based on common land use types and typical parking rates.

Users can estimate parking demand for up to five different land uses. For each use, you can choose relevant units (e.g., number of apartments, square footage, employees, beds, or students) and apply a default parking rate — or enter your own based on local zoning by-laws or site-specific data. The tool then calculates the total parking demand for each use and provides a downloadable Excel summary.

After you have your parking spaces, use our parking area calculator to check how much area you require for your parking lot.

This parking requirement estimator simplifies early-stage planning and feasibility studies by quickly giving a rough estimate of how many parking spaces a development might require. It also supports basic scenario testing by adjusting unit counts and rates to explore different outcomes.

How It Works

  • Select from common land uses such as Residential (Apartments), Office, Retail, School, or Hospital
  • Choose the unit of measurement appropriate to your project: e.g., GFA in 1000 sq ft, employees, students, or beds
  • Use the typical parking rate provided, or input your own based on local guidelines
  • Enter the quantity (e.g., square feet, number of units)
  • The calculator will estimate required spaces for each use and provide a total
  • You can download the results in Excel format for your records or presentations
